A smart building owner will invest in the time and effort to check out the part of the building that protects its occupants and high-dollar electronic equipment at least a couple times a year. Water bottles that are tossed on a roof can get stuck in a drain and flood a roof causing unnecessary strain on the building and may cause water to enter the building through protrusions or flashings that normally would not leak. “A stitch in time saves nine,” certainly applies when it comes to roof maintenance.
We can either come and do a one time maintenance on your roof, or we can set up a schedule to come out and check your roof in the spring and in the fall or whatever you would need us to do. We can also give you a per square foot estimate on inspecting and maintaining your roof on a yearly basis.
Gutters and chimney area need to be cleaned out
It is a good practice to at least once a year, get on your roof or hire someone to get on your roof and do a quick check overall. You will wish you had done it earlier, when the first rains come, and you have a clogged gutter to contend with, or possibly a build up of trash around the chimney that may cause a leak into the house. It is a good idea to check all the flashings for cracked caulking and possibly install a rubber collar on each of them, and make sure all the metal flashing on the roof is screwed down to the roof properly. Sometimes the wind and even hot and cold weather causes flashing to expand and contract and eventually nails come loose. Some small repairs may save you big repairs on the inside of the house. Wet sheetrock and insulation are the leading cause of mold in a house and some preventive maintenance may just keep that from happening.
Caulking Repairs

Tile Roof Maintenance
One thing that tile roof owners sometimes fail to understand is that even though their high quality cement tile roof is warrantied for a lifetime, it still needs maintenance from time to time. Every so many years, depending on the amount of vegetation you have around your house, the gutters need to be cleaned. The tile valleys may need to be completely taken apart and the debris cleaned out under the tile pieces. The flashings and the chimney areas may need to be cleaned out. Proper maintenance of your tile roof will give you many years of service from your roof.
